Requirements to list your property on Beguest

To maintain a high standard, we only work with experienced hosts:

  • At least 4 active listings on other platforms (e.g., Airbnb, Booking, Vrbo)
  • A minimum average rating of 4.6 stars
  • Properties must be located within Mexico

1. What type of properties do you accept?
Fully furnished entire homes or apartments with high ratings in key cities or tourist areas of Mexico.

2. Can I continue using Airbnb, Booking, or Vrbo?
Absolutely. Beguest works alongside other platforms and syncs your calendar automatically.

3. Do you charge to publish my listing?
No. Listing is completely free. We only charge 12% commission per confirmed reservation.

4. Is there any exclusivity required?
No. You’re free to continue using any other platform without restriction.

5. What kind of guests book through Beguest?
Executives, expats, consultants, and frequent travelers. Our guests value cleanliness, professionalism, and location.

6. How do payments work?
You’ll receive a bank transfer within 5 business days after guest check-in.

7. Can I reject bookings?
Yes. You can decline any booking request that doesn’t fit your criteria.

8. What happens if there’s property damage?
Longer-term stays typically result in fewer damage claims. However, in the unlikely event of an issue, you can withhold part of the deposit or contact the guest directly.

9. Will I need to sign a contract?
Yes. Once you’re approved, we’ll send you a non-exclusive partnership agreement.

10. Can you help improve my photos or descriptions?
Yes. Our team can support with content optimization if needed.

11. Do I have to handle check-ins?
Once the booking is confirmed and payment is completed, we will provide you with the guest details so you can follow your regular process.

12. What’s your cancellation policy?
We recommend a strict policy, but you may set your own. Details below.

13. Will Beguest guarantee bookings?
No platform can guarantee bookings, but we actively promote your properties to our B2B network.

14. How do I list more properties if I’m already a partner?
Via your host panel or by email. Each new listing is reviewed manually.

15. Can I work with Beguest only during high season?
Yes. You can activate or deactivate listings as your calendar allows.

16. Who collects the booking payment?
Beguest collects and transfers the funds. First payment is made the first Friday after guest check-in; additional payments are monthly based on booking length.

17. Who is responsible for guest screening?
You are. Beguest does not verify guest ID or sign leases. You should vet guests within 24–48 hours. If you cancel due to failed screening, no commission is charged.

18. What if payment fails?
If payment fails, you’re free to cancel the booking. We recommend beginning verification immediately upon receiving a booking.

19. What’s the cancellation policy?

  • 30+ days before move-in: guest gets full refund minus payment processing fees.
  • 0–29 days before move-in: one month’s rent is retained, minus Beguest commission.
  • Failed background checks: full refund to the guest, no commission due from partner.
  • Partner-initiated cancellations: partner must pay commission fee.
